Many architects dream of designing a single skyscraper in their lifetime. Dan Kaplan, AIA, LEED AP, Senior Partner, at FXFOWLE Architects has led the design of four skyscrapers at Times Square alone, so he’s living the dream and then some. 11 Times Square is the newest addition to the busy 42nd Street intersection, and I’m thrilled to have spent some time with Dan chatting about the project ambitions, and what makes this such a grand departure from his earlier work just across the street.

NEW YORK—Eleven Times Square is on target to create a “heartstop” between 41st and 42nd Streets, says architect Dan Kaplan, senior partner at FXFowle. The building spans two distinct environments—from the glitz of 42nd Street to the executive grandeur of 41st Street.

Kaplan designed the 40-story building to be about space and light for tenants, a glassy tower that is “solar responsive,” he said. A concrete core inside the building allows for pillar-free corners and floor-to-ceiling windows. From the core there is a 45-foot open space to the windows. Seven unobstructed corner offices adorn each floor.

“The whole form is really unusual, it really celebrates corners,” Kaplan said. The tower will include over one million square feet of Class-A commercial office space and 55,000-square-feet of retail space on three levels. The joint owners, SPJ and Prudential, expect a LEED Gold certification from the U.S. Green Building Council.

Eleven Times Square is planned to be one of the next green buildings in NYC at 8th Avenue and 42nd Street.  The 1.1 million sf speculative office space, with two floors of retail, will be finished in 2009.  Also, if everything goes as planned, 11 Times Square will be certified to the LEED Silver level by the USGBC.  While it’s still early, apparently the 40-story tower is two months ahead of schedule (but there’s still 2 more years to get behind schedule).  The tower was designed by FXFOWLE Architects, and specific details of green elements are kind of hard to come by. We’ll keep an eye on it and pass on more details as the specifics come available.
